CEDAR CREEK REAL ESTATE

9.59 ACRES

DESCRIPTION

Adventurous personality, love nature, hiking, hunting, relaxing, like your privacy. No covenants or restrictions on this almost 10 acre lot.

A small creek separates each side of the land. The property is at the very end of Files Chapel Dr. All the land is to the left side. This front part of the land is where a perc site was approved years ago. Some trees were removed for a drainfield area. If you walk into the land, it falls off sharply to the creek below. There are steps carved in about halfway down. Cross the bridge over the creek, and then make your way up the next steep hill, again with steps carved in. Once you get to the top, the land levels off nicely.

No electric, no plumbing, but a very neat 12 x 20 cabin/cottage with vertical wood exterior siding and metal roof. The interior has been finished off nicely with wood/laminate flooring, vaulted ceiling, horizontal pine walls, woodstove, small loft area. The inside of the cabin is very comfortable. There are solar panels set up outside that feed into a small generator, dispersing electric to lighting, (phone)chargers, Yeti. There are a couple of tent canopies for storage along with "outhouse facilities". Very private here. You can shoot, hunt, burn a campfire. You can feed the deer right off the deck! The ATV, utility trailer, tools, the interior furnishings, will convey. Ribbons around the perimeter are approximate.

Bring your energy bars. It is quite a hike up and down the mountain!

Directions to Files Chapel Drive, Winchester, VA 22603 from Winchester:

(To drive onto the parcel, it is recommended to take a 4WD vehicle and GPS as the last mile is unpaved and unmarked)

  • Rt.522N & Rt.37 Bypass, take Rt.522 N (N Frederick Pike) for 15 miles to a right onto Chapel Hill Road (church on the corner).
  • Drive approximately 1.5 miles and make a left onto Pack Horse Road. Take Pack Horse for approximately 3 miles, stay right onto Shockeysville Rd. Continue for approximately 2.5 miles (staying on Shockeysville Rd to the right at the top of the mountain).
  • Watch for Files Chapel Church on your right. After the church, turn onto Files Chapel Dr. It gets a little tricky as you drive down Files Chapel as the road turns into a dirt path, continue past last couple of houses on right and left.
  • Stay straight, climb that last path (grassy & dirt) until it levels off. The land is on your left. You can turn left and follow path. It does stray off to the left to complete the driveway circle.
